Understanding the Process

When purchasing a property in Spain you need to consider adding the relevant property legal taxes to your budget. This ensures there are no surprises down the line.

Calculating Your Budget

When deciding your budget, allow 12-14% on top of the property purchase cost. This covers Property Tax, Stamp Duty, Notary fees, Land Registry fees, and Solicitors fees.

Solicitors, Notary, and Land Registry Fees are all payable at the completion stage.

When you have found the perfect property you will be required to pay a deposit of 6,000 - 10,000 Euros to secure that property at the agreed price.

Mortgages In Spain

Mortgages are very similar to the UK. You will need to supply the bank with original documents to prove income.

Employed Applicants:
  • Passport or driving license
  • Last 3 months payslips & latest P60
  • Bank statements
  • Credit report
Self Employed:
  • Last 3 years of accounts
  • Tax returns
  • Accountant's reference (if req)

You will also require a bank account and NIE number (we assist with this).

Co-Ownership

You can choose up to 3 people to add to your title deeds.
